Low Maintenance

All our garden rooms are fitted with a one piece EDPM rubber roof, UPVC windows and doors, and Grade A Siberian larch cladding finished with a superior quality wood stain.

All our garden rooms are designed to be as low maintenance as possible. We use the Firestone EDPM rubber roofing system which is bonded directly to the substrate of the garden room building and applied as one complete piece. The roof edges are then finished in a colour matched facia and roof kerb trim which helps retain the water on the roof until it exits via the installed guttering. The rubber roof comes with a 20-year manufacturers guarantee.

On the exterior of the building we use a Grade A Siberian Larch. This timber can be machined into a number of different profiles ranging from simple Tongue and V-Groove to a square edged shadow gap profile. Larch can be finished with a clear osmo oil and left to naturally weather (it will turn silver over time) or finished with a range of 11 colours from the Ronseal 10-year woodstain range. Timber gives a natural feel to the building and allows it to settle within your garden surrounding.

Windows and doors are high quality UPVC units available in a range of different colours. The units incorporate toughened clear safety glass filled with Argon gas for a higher thermal energy rating.

All our buildings come with a 10-year structural guarantee and a 10-year windows and doors manufacturers guarantee.

Unlike some other buildings on the market all our rooms are constructed from premium construction materials. The outer shell is made from 4x2” timber and 18mm OSB board. The internal shell after being insulated with 100mm of Rockwool is then faced with 11mm OSB board and then a layer of 12.5mm plasterboard ready for plastering. This gives the room a very solid feel and also means you can hang items on the wall at any point around the room!



Solid Foundation

Unlike many of our competitors, we opt for a solid concrete foundation as standard, and whenever possible, which prevents rodent infestation. A solid foundation also means the building lasts a lifetime, and with some of our room options it improves the soundproofing system performance.

Garden rooms are placed on a concrete slab which is made up of 10cm of crushed stone and 15cm of C32 poured concrete. Earth is removed to a depth of 25cm which allows the concrete base to be positioned flush with the adjacent ground level. This means for planning purposes you can achieve an external building height of 2.5m without having to apply for planning permission. Pile foundations can also be offered where tree roots are an issue. This involves digging several bore holes underneath the base area and back filling with smaller amounts of concrete. A metal support is then sunk into the concrete footing and attached to a timber frame which will provide the floor for your garden room.

One advantage to the concrete base is the building is directly bonded to the concrete base providing a seal all the way around. There are no voids or cavities under the building which sometimes if left open be a welcome space for rodents and other small animals to take shelter.

With our range of quieter rooms the concrete base also provides a thermal and acoustic mass to complete the soundproofing system.


Compliant with Permitted Development

All our buildings fall within permitted development due to the maximum height of 2.5m. We also use a fireproof treatment on all cladding which means the building is safe next to boundary fencing.

All our garden rooms comply with permitted development and do not need planning permission, subject to the following limits and conditions: (taken from the government planning portal website)

  • "No outbuilding on land forward of a wall forming the principal elevation."
  • "Outbuildings to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof."
  • "Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwelling house."
  • "No verandas, balconies or raised platforms (a platform must not exceed 0.3 metres in height)"
  • "No more than half the area of land around the "original house" would be covered by additions or other buildings."
  • "In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from the house to be limited to 10 square metres."
  • "On designated land buildings, enclosures, containers and pools at the side of properties will require planning permission."
  • "Within the curtilage of listed buildings any outbuilding will require planning permission."


Thermal & Acoustic Insulation

Using 100mm of acoustic and thermal insulation as standard, your building will stay warmer in winter, cooler in summer, and quiet throughout the year.

All rooms are insulated with a 100mm ridged insulation slab – either Rockwool RWA45 or Knauf RS4. Both have a density of 45KG per M3 which means as well as being very thermally efficient (keeping your room warm and cool all year round) you will also benefit from the soundproofing qualities this product can offer. A super quiet office or chill space!!!

We use a 50mm PIR insulation the floor which is then covered with a 18mm moisture resistant T & G board ready for the wood flooring.



Insulated Glazing

All our windows and doors are supplied with Argon filled energy rated double glazed units.

The Window Energy Rating (WER) tells you how energy-efficient the windows are. The rating system is based on a scale of G to A+, with A+ windows being the most energy-efficient.

The Liniar window system we offer is capable of achieving a Window Energy Rating (WER) of A+13 using a double glazed glass sealed unit. We are not aware of another window profile system in the UK that can currently match this outstanding level of energy efficiency.



Electrical & Ethernet Connection

We can provide a fully qualified electrician to install and certificate an electrical armoured cable to your garden room, plus Cat 6 cable for seamless internet connection.

Further Details

All our rooms are supplied with a fully compliant 3-way metal consumer unit which can be positioned anywhere on the wall of your new garden room. Normally we would run a 6mm 3 core armoured cable from your properties existing consumer unit. The cable can be buried underground in a shallow channel up to your garden room building or attached to fencing if this isn’t an option.

Because this part of the job will be varied in terms of length of garden and positioning of the cable within your property a separate cost for this can be established once a site survey has been carried out. We can also attach an armoured ethernet cable to the new power supply giving you a wired ethernet connection directly from your house broadband connection to your new garden room.

Internal lighting utilizes sunken LED GU10 down-lights which look very sleek and unobtrusive. These are also fitted with an appropriate dimmer switch so they can be controlled to your desired brightness.

Sockets are provided at any point around the room so forward planning here can be useful. Positions can be clarified once the outer shell is in place and you have decided how the room will be used.

Many of our customers use an oil-filled plug in radiator in order to heat their new garden room. This gives more flexibility than a fixed wall heater which once positioned cannot be moved. We also work with a number of Air conditioning/Heating suppliers so we are happy to provide a separate quote for this which would give you professional style air conditioning and heating throughout the year.



Plaster & Paint Pack

All our garden rooms come fully plastered and decorated as standard. We use 2 coats of multi-finish plaster, 3 coats of breathable emulsion paint on walls and ceilings plus acrylic eggshell paint for skirting boards.

To give your garden room a luxury element and to feel like it is an extension of your property all our rooms are finished with Multi-Finish plaster. This gives the room a professional look and allows you to choose from an unlimited amount of paint finishes to be applied once dry.

All new plaster is painted with 3 coats of breathable emulsion paint and skirting boards and architrave are finished in a hardwearing acrylic eggshell.



Quinetic Remote Lighting

Exterior lights are controlled with the remote, Quinetic wireless switching system, meaning you can switch your exterior garden room lights on, from up to 100M's away!
Further Details

All our exterior lighting is controlled using the Quinetic wireless switching system allowing you the freedom to switch your exterior garden room lighting on as you exit out of your back door and down to your new room. This means you don't need any PIR light sensors which can be triggered throughout the night by cats and other garden animals – just total, simple control over your lights!!

With a press of the Quinetic Wireless Switch, enough kinetic energy is generated to create and transmit a radio signal to the Quinetic Wireless Controller which in turn, will switch lamps or other loads on or off. There is no longer the constraint of wiring location and no need to install back boxes or cut holes into walls. The Quinetic switch can be installed or placed to maximise convenience.

No battery, no wiring to switches and no limits.

Seedum Living Roof

We can install a sedum roofing tray system, for any of our garden rooms. Roofing timbers are enhanced to cope with the extra weight load, but once installed you will benefit from a maintenance free, eco-friendly, attractive garden on top of your building.

For our range of Living Roof products we utilise the ‘Smart Box’ system which is installed on top of your garden room on a fleece matting. Decorative stones can be applied between the trays and kerb trim of your building to assist in drainage and enhance the look of your eco roof!

The SMART box – ‘Sedum Modular Roof Tray’ – come as ready grown modular boxes. They firmly slot together, each containing their own unique water storage system and substrate. Therefore ensuring easy installation and no slippage. Ideal in hard to reach areas and sloping roofs where standard packs would be difficult.
